A Step-by-Step Report on Building a House with EUROPANEL – Part 1
Dear EUROPANEL supporters. At our meetings with people interested in building a house, we receive questions about the EUROPANEL building system and the entire construction process, from obtaining a building permit to the completion of the project. We have prepared a report for you on a house currently under construction.
In today’s episode, we’ll discuss the process from house design to obtaining a building permit.

First, we need to clarify what kind of house we want to build, where, and for how much. In our case, it is a house for a four-member, three-generation family to be built in Mníšek near Liberec, within the Jizerské hory Protected Landscape Area. The cost of the house should not exceed four million crowns, including 15% VAT. A visit to the building authority, a review of the municipality’s zoning plan, and an inquiry with the Jizerské hory Protected Landscape Area identified the conditions and regulations for construction in the given location. Subsequently, in collaboration with experts from EUROPANEL s.r.o., a house design study was prepared. This was submitted to the Protected Landscape Area for preliminary review. The first version of the house was not approved. A second study was therefore prepared, and this one passed the Protected Landscape Area’s review. With this, the most basic condition was met, and the preparation of the project documentation could be commissioned. All relevant institutions subsequently provided their input on this documentation, ranging from the chief architect of the city of Liberec, through four environmental departments, network operators and administrators, to the regional public health office. The project spent the longest time—four months—with the chief architect of the city of Liberec. The first visit to the building authority was in January 2018, and the building permit was issued in January 2019. It should be noted that this was our first time applying for a building permit, and with the experience we’ve gained since then, the entire process could be shortened by about three to four months.

So now we have a “CONSTRUCTION APPROVED” sign on the fence, and next time we’ll start building!
